Comprehensive market search provides new HQ for major American corporation, delivering greater business productivity

Client Issue

A major American corporation decided to divest one of their main European divisions and the property they occupied in the Thames Valley was to be sold for redevelopment. The newly independent business, with a stable of market leading tea and coffee brands, therefore needed to find a new home for its operations. Whilst a well-established and highly successful international company in its’ own right, the management team of the Tea and Coffee business had hitherto worked under the corporate  ‘umbrella’ for all property and real estate matters and had very limited experience of the issues to be addressed now that they were required to act independently.

Solution

A comprehensive market search was undertaken with particular emphasis placed on mirroring the facilities already provided at their corporate Thames Valley complex. After identifying a shortlist of preferred alternative relocations, detailed negotiations were undertaken in order to achieve the most favourable financial terms on the selected building on the outskirts of Maidenhead.  As part of these negotiations, we secured a commitment from the new landlord to provide a gym/leisure facility in addition to the café operation to which they had already committed. Working closely with the internal team and a Project Manager, Hicks Baker then procured and managed the fit-out of the premises liaising with the landlords and their managing agents.

Outcome

As a result of the new working environment created and access to gym, café and transport facilities (the Horizon building operates a regular minibus service to Maidenhead town centre and the station), staff satisfaction remains high and, despite moving over 10 miles, there was a 90%+ staff retention rate. The directors recognised that the creation of this new and vibrant working environment has delivered greater productivity from a happier workforce and this has helped the business grow significantly; it is now one of the major suppliers of branded tea and coffee products in the UK and throughout Europe.
