Providing a repair liability survey identifying repairs considered to be necessary to maintain the integrity of commercial building fabric & services
Our client owned a two-storey detached building in the centre of Sough town centre which was occupied by a charity providing facilities for homeless persons. The client was concerned about the condition of the premises and sought advice on its potential repairing liabilities.
Hicks Baker inspected the premises and prepared a repair liability survey which identified repairs which were considered to be necessary to maintain the integrity of the building fabric and services. The repair liability survey prioritized the repairs and provided an estimate of the cost of the necessary remedial work. The repair liability survey set out those repairs which were considered to be necessary immediately; within 12 months; within 2/3 years; and in five years’ time or more.
On the basis of the information provided by Hicks Baker, the client was able to prepare a programme of planned maintenance and make allowance within its budget for the cost of maintaining and repairing the premises.Download PDF
