FatFace had held a lease on the property on the ground and two upper floors for a number of years but had made it known that they would not be renewing their lease.
Hicks Baker undertook to secure planning consent for the two upper floors to convert to residential and the building surveying department oversaw the tendering and undertaking of the works and also the dilapidations aspect with the former tenant and the ground floor was then re-let to Ladbrokes.
Conversion of the upper two floors was undertaken, tenants were very quickly found for the two residential properties followed by a new commercial tenant for the ground floor thus providing the landlord with a fully let building with considerably more income than had previously been available when the property was let as a whole.
